As the cooler weather approaches the Dewey, DE, area, you will need to prepare your home. One of the biggest tasks that you’ll face is having fall maintenance performed on your HVAC system. Here are some necessary steps that you should include in your maintenance plan.

Change Your Air Filter

Your HVAC system has an air filter that works to enhance the quality of your indoor air. As the fall season approaches, it’s a good time to change out your old filter. This is fairly simple to do as you’ll just need to pop the old filter out of the housing and install a new one that is of the same model number.

Clean Up Around Your Condenser Unit

As the fall season drops a lot of leaves, they can get stuck against your outdoor condenser unit. Now is the perfect time to clean up the space around your condenser unit. You should have a good two feet of space cleared out around it, so there’s maximal airflow through the unit.

Clean the Condensate Drain

At the end of the summer, it’s a good idea to clean out the condensate drain on your air conditioning system. All throughout the summer months, moisture pulled out of the air made its way down your drain with specs of unwanted debris. Use a 50/50 solution of vinegar and water to pour down your drain and loosen up any stuck-on debris.

Clean Your Coils

Another must-have fall HVAC maintenance step is to clean the coils. There are two coils within your system that need cleaning, the condenser and evaporator coils. Be sure to call our technicians for this job. We use a foam cleansing agent that is specifically designed to clean these coils thoroughly. The coils are easily damaged so it’s best to let a trained technician complete the cleaning.

If you have a gas furnace instead of a heat pump, you won’t need to perform the steps above. However, there are other necessary maintenance steps for prepping your furnace for the winter season that you’ll need to contact an HVAC technician to help you out with.
